Three Danger Signs of Needing A New Roof
Replacing the roof of your commercial building is a substantial investment. For that reason, you need to know when to replace it. Obviously, you want to get as much life out of your current roof as you can. But waiting too long to replace your roof can be costly. If water gets in through a leaky roof, you’ll end up paying for a new roof plus interior and exterior repairs. One of the biggest mistakes many owners make is to wait until their roof starts leaking to replace it. Without a solid roof, water can get in and cause all sorts of damage such as damaging drywall, ruining the carpet, rotting wood, promoting mold growth and damaging belongings. To avoid this from happening, here are three signs that will alert you when it’s time to replace your roof.
Danger Sign One – Missing Shingles
If you have shingles missing from your roof, this usually means that the tar strip has worn out. Worn out tar strips can weaken from granule loss and UV breakdown. You can get your roof repaired at this point, and that will keep you going for a little longer.
Danger Sign Two – Dark Spots
If you see dark spots, water spots, or any damp areas it means your roof is compromised. Possible causes of this spotting are wind-blown rain, worn out or improperly installed underlayments, or deteriorated flashings.
Danger Sign Three – Excessive Moss Growth
If you have excessive amounts of moss on your roof, it may be a sign that it’s ready to be replaced. Moss digs its roots into the shingle. As it grows, those roots expand, pulling the shingle apart. Moss will start to get in between shingles, separating them and making them vulnerable to being blown off during high winds. Also, as water soaks into the moss, it freezes and expands, making the problem worse. In some cases, heavy moss on a roof can be cleaned off, but it may be necessary to replace your roof.
It’s important to catch these danger signs early and replace your roof before you have leaks. Remember, even small leaks can cause damage, keeping a wary eye will save you money in the long run.
